If you look at some top agents in London they will generally give the highest price to appeal to people’s greedy side and prove they are the highest class agents out there. Once you sign on the line for exclusive agency they will then be telling their buyers that an deal is to be done and start to encourage the seller to take a lower price.
My advice - get the valuations but also rank the commission. People don’t buy from agents they buy from Rightmove where all agents list. Get the valuations and decide the price you want and task the agent with the cheapest commission to get you it. They’ll take the gig.
Regardless of what they say, by the time commission to the actual agent comes down to them there is no real difference in their pocket for a few grand on the sale price so keep them on a tight leash.

Find out what the agent’s fees are.
Find out what checks they do on buyers to make sure they have the money for purchase.

Get three valuations.
A few years back I was selling a property in Devon. One said 270,000 another 249,000 and the third, £240,000, the last two below the stamp duty limit at that time.
My feeling was that the cheapest two were looking for an easy sell, easy commission so I went with the top valuation. It sold for asking price within two days.
Frightening to think if I'd just had the one valuation I could have been out of pocket by 30k.

It’s all about the viewings, If an agent doesn’t get any fuck them off straight away. It’s obvious but the agent who gets you the viewings is most likely to sell your place..

In my experience the firm is irrelevant. Your experience with an estate agent is more dependent on individual person you're allocated to work with. I have engaged three estate agents recently... Two were abject shite despite having good reputations. The third was excellent. Entirely down to the person dealing with my specific property

Keatons are the best out there really. They don't just list but sell or rent in the current market.
